TERMS AND CONDITIONS
MINIMUM RENTAL PERIOD: The minimum rental period is seven nights during the winter Season and three days during the summer Season . In case of renting the accommodation for less than seven nights, and if accepted so by the Owner, an increased price will be charged to cover the costs of cleaning and linen change.
PRICES: All the prices shown include water and electricity for domestic consumption, bedlinen and one large bath towel per person.
RESERVATION: For booking an accommodation, a pre-payment equal to 40% of the full price must be paid by bank transfer, and an e-mail with the receipt of' your payment must be sent to us in order complete the booking process. Once we have received your payment, we will send you a confirmation e-mail; until you receive confirmation from us, your booking is not accepted or complete. By making a pre-payment, cancellation and no show policy are accepted by the Customer. The rest of the final payment is due one month before arrival. Final cleaning must pay in cash upon arrival. We don't accept checks and the following Credit Cards: AMERIKAN EXPRESS and DINERS CARD.
ARRIVAL AND DEPARTURE TIME: The check-in time is from 16.00 to 20.00 on the day of arrival and from 07.00 until 09.00 on the day of departure, unless specified otherwise at time of booking. If you arrive after the designated check-in time, you will be charged an extra fee. Additionally, if you stay past the designated check-out time, you will be charged for an additional night.
CLEANING AND MAINTENANCE: The apartments are equipped with bed linen and one large bath towel per person. Bed linen is changed upon the change of guests. The Owner reserves the right to access the apartments, in case cleaning or maintenance is required. No smoking is allowed in any of the apartments (Lg 3/2003). The Customer must return the apartment cleaned at the end of the stay, otherwise an extra fee for cleaning the apartment is charged.
RESPECTING THE HOUSE RULES: The use of the premises is allowed only in respect for other guests and the house rules, which can be found in each apartment. Guests are asked to respect the night hours from 22:00 to 08:00 in order not to disturb other guests in the house.
CANCELLATION POLICY: In the event of cancellation the pre-payment is not refundable. In case of an early departure, the Customer will not be refunded for the unexploited days. By handing over the keys of the apartment the reservation is taken to be cancelled.
NO SHOW POLICY: If the Customer does not arrive on the agreed day and has not previously announced a different time of arrival, the reservation will be canceled and no refund will be provided.
DEPOSIT: As a deposit, the Customer will be required to pay the amount of Euro 200.00 upon arrival. This amount will be returned if no damage has been caused to the apartment and if no extra cleaning is needed at the time of departure.
RESPONSIBILITY OF A CUSTOMER: If the Customer or his guests cause damage to the property, the Customer will be liable to pay for such damage. No more Customers are allowed to the apartments than it was stated at the time of booking. The Owner reserves the right to refuse an entry to accommodation if this condition is not met.
RESPONSIBILITY OF A MANAGER: If the booked accommodation is not available for any reason, the Owner will provide the Customer with a similar type of accommodation.
COVID 19 - CANCELLATION POLICY CORONAVIRUS: Should there be a Lockdown in Livigno (closed borders, closed Ski lifts, closed activities), a vocher will be issued with a validity of one year from the date of issue, of the value of the entire amount paid for the reservation. We will not refund any amount if in Italy, in Livigno, there is no Lockdown (open borders, open facilities, open activities), but the country of origin does not allow you to reach Italy and vice versa.
