PRICES

The prices offered include water, electricity, and heating for the winter period, for domestic consumption.

RESERVATION

To make a reservation, it is necessary to pay a deposit equal to 40% of the total price of the stay by bank transfer and send an email with a copy of the payment, otherwise the reservation will be cancelled. The balance must be paid one month before arrival by bank transfer, and the cleaning fees must be paid upon delivery of the apartment keys. Bank checks and the following credit cards are not accepted: AMERICAN EXPRESS and DINERS CARD.

BOOKING CONFIRMATION

The booking will be confirmed by email upon receipt of the amount due.

ARRIVAL AND DEPARTURE TIMES
The apartments are available from 4:00 pm to 8:00 pm on the day of arrival (after 8:00 pm until midnight, an extra charge of 80 euros will be applied; after midnight, check-in will no longer be possible and will be carried out the following day) and from 7:00 am to 9:00 am on the day of departure, unless otherwise specified at the time of booking. In case of return after the time specified in the regulations, an extra night will be charged.

CLEANING AND MAINTENANCE
Linen is changed with every guest change. The owner reserves the right to access the accommodations if extraordinary cleaning and maintenance interventions are necessary. Smoking is prohibited in all rooms of the apartment (Law 3 / 2003). The guest is required to return the apartment clean at the end of their stay; otherwise, extra cleaning costs for the apartment will be charged.
The cleaning of the kitchenette is not included in the final cleaning costs (40 euros if not cleaned).

ACCESS AND USE OF THE PREMISES
The use of the premises is permitted with respect for other guests and the condominium regulations. Guests are kindly requested to respect the nighttime quiet from 10:00 PM to 8:00 AM in order not to disturb other guests in the house.

BOOKING CANCELLATION
In case of booking cancellation, the deposit paid will not be refunded, unless the booked apartment is reallocated to another guest.

EARLY DEPARTURE

In case of early departure, the client will not be refunded for unused days; once the apartment keys have been returned, the reservation will be considered cancelled.

NO SHOW

If the customer does not show up on the scheduled day and has not previously communicated a different arrival time, the reservation will be automatically cancelled and no refund will be provided.

PETS
Pets may access the apartment upon request and approval from the owner at the time of booking. In this case, an amount to be determined will be charged to the customer for additional cleaning, to be paid together with the balance.

SECURITY DEPOSIT
As a security deposit, the customer will be required to pay the amount of Euro 200.00 upon arrival. The amount will be fully refunded upon return of the keys, provided there are no reasons to withhold it (unclean apartment, damages, etc.) at the time of departure.

CUSTOMER RESPONSIBILITY
If the customer, or their guests, cause damage to the accommodation or its contents, the customer will be held responsible for such damage. Under no circumstances is it permitted to accommodate a number of people greater than that established at the time of booking. The owner reserves the right to refuse entry to the accommodation if this condition is not observed.

MANAGER'S RESPONSIBILITY
If, for reasons beyond the manager's control, the booked accommodation is not available, the manager reserves the right to assign another accommodation with the same characteristics as the chosen one.
